I did the final papers on my place today, and plan on moving this weekend if the snow holds off.
I have a half acre that butts up to a lake.
I hope to host the solstice ride there this summer. I will have limited accomodations for those who wish to camp/crash about an hour from Mid Ohio.

Congrats Lorazwpam. That looks like a cool place. Since you are on a lake are you going to start sinking money into a boat. I've heard that they can take away your cash quicker than a bike ever will.

Congrats (again) on the new house! Bikes are a cheap hobby compared to most other things, it turns out. That garage looks like it could hold a dozen or so. (I keep reminding SWMBO that I can easily fit a few more in the space she has allowed me. ;-)

But actually, all you have to do is talk to someone who is into, say, boats... airplanes... even cars. Heck, fine woodworking is nearly this expensive. My wife does fused glass; have you priced a kiln?

Thanks everyone. Being a single guy, I don't need a lot of room. 2 bedrooms and camping for 50 is enough. The lake is the water supply for my house, so no gas motors allowed. I will probably get a canoe or a kayak or both to fish from. It also has a small deck and a sun room on the back. I think it is "cute" also, and I look forward to the peace and quiet.

In the world of hazardous substances, urine is fairly innocuos. Choliforms from livestock run-off(read bikers) is a much greater hazzard.

I was resistant to buying a house (for the fourth time: Let's see. Fairfax, Petaluma, Weed <all CA>), until Beaverslayer and I built our rather modest place in Coarsegold.
Before we bought the land, the hesitance was from a stupid perspective... "I don't wanna get tied down again". Although I had three kids and a wife that I cherished that already "grounded" me.
Congratulations from me, too. I have never made a better move. That will hold true for you, too, I am sure.

Without boring everyone with exact numbers, see if this sounds in any way fair to you.. In our offer, the amount that we asked the seller to come down along with picking up the tab for closing costs, amounted to a 7% drop from original asking price. IE our offer would have left the owner with 93% of the proceeds of the original full asking price. The counter-offer would give the seller 97% of original asking price proceeds. Grrrrrr... This is like poker with LOTS of money...

It's hard to know as it all seems to depend on the local market. In Portland, the inventory is at an all time low and houses are being snatched up in a few days if not a few hours of being put up for sale. This made just trying to look at houses frustrating - "Those three houses you wanted to look are now off the market." grrrrrr
FWIW, our accepted pre-inspection offer was a paltry 3% below list and was lower than the other bid they'd received.

You should count yourselves lucky that you can buy a house below asking.
When we made our first offer on a house in CA, we went nearly 10% over asking and still came in second place.

It all becomes much easier when YOU decide what a house is worth to YOU. If they want to sell it for that amount, fine, if not, you walk away. Never forget that the RE agent works for the seller. You tell the agent, OK he wants too much, lets look at other places, you better believe that is going to get back to the people who rejected your offer. That's what I did with my current house and they came back with another counter offer. Eventually, we agreed. You have to play hardball and not be emotionally attached to the outcome.

There are plenty of other houses out there and I think we decided that we need to go see a few more of them. If the "owner" of this property (I won't call them "seller" until they come back to reality) is unwilling to wiggle on the asking price of a place that has been listed since September, she is just not interested in selling the place in today's market.
We'll see how they feel in 30 days or so after they've made another mortgage payment on the place.

"Coming down" is not in the lexicon of the California real estate market, for example.
Never forget that the RE agent works for the seller.We have always found ourselves a "buyer's agent". Why handicap yourself? (In our last purchase, our agent was forced to help the recalcitrant seller, who didn't want to hire an agent for himself. Eventually he helped the seller get his own agent. Sticky situation!)

She may or may not wake up, and that's ok. Again, it is what the house is worth to YOU that is important.
The last owner of my current house was the same way. I had to totally walk away for him to "get it" and it had also been on the market for a long time, but he didn't need the money as far as I could tell.
OTOH, another house that we looked at and put in two bids on (both refused) didn't sell for another 3 years when it went for something like 100k more than our last offer! The good news is that if we had ended up in that house, we would have been unhappy because of some development on that street that is now underway, so sometimes things happen for a reason.

I was fortunate to get a house in a very slow market, and got it for 7% less than asking price. I have had an interesting first 3 weeks here. A large snowstorm, and then an ice storm that left me without power for 4 days. I like it here so far, but the roads aren't treated since they don't want runoff of salt or chemicals in the lake. It will definately hurt my rounder miles. It is really beginning to feel like home now.

We managed to find a place last weekend. Offer accepted, home inspection complete with no big surprises.. now to wait 18 days until closing... Here are some random shots that I took (with some OLD film) during the inspection. 1950's ranch, 2200sq feet, 640sq ft of GARAGE.. nice quiet area of Littleton ('burb of Denver)

Me too! Those 50's houses are just fine. Post and beam construction, hard wood framing, built like a barn. We're talking about 1850's right? Federal style, wavy glass windows? :p
